September 2011 Market Watch for Cheshire CT

Cheshire Active Listings: There are a total of 137 properties actively on the market with an average list price of $463,336.



Cheshire Sold/Sale Pending: There are currently 36 properties with sales pending and 126 properties that closed in the past 6 months.  The average sold price for Cheshire is $383,145 and the average time on market is 96 days.


Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales.  In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market.  At the present time it will take about four and a half months to sell all of the current active listings, without adding any new homes for sale.

Two Different Ways You Can Save Money in Cheshire!

Being a Cheshire real estate agent, I completely understand the need to save money during these hard times. Many are struggling to make ends meet, and during back to school time, it’s a struggle! Many may need to get their kids brand new school supplies for their first day at a Cheshire public school, or need to buy a whole new wardrobe for their growing youngsters. Regardless, during such rough times, it’s always nice when you can catch a break and save a little money on some of life’s basic necessities.

That’s where Connecticut’s Tax-Free Week can be so helpful. Beginning yesterday and running through Saturday, August 27th, Cheshire residents don’t have to pay taxes on clothing or footwear that costs under $50. It’s the perfect opportunity to buy whatever your child needs before the first day of school.

Another fantastic, upcoming Cheshire community event is our town’s Neighbor to Neighbor Energy Challenge! Whether you like to admit it or not, energy bills can get expensive. The Cheshire Chamber of Commerce, in conjunction with the Cheshire Food Pantry, will be helping you cut your bills while you give back all at the same time. For just $75, you can have a certified contractor come to your home and assess your current energy use, analyze how effective your appliances are, and make suggestions as to how you can go green and maximize your home’s efficiency and comfort.

Once you complete your Home Energy Solutions visit, $25 of the money you spent in getting your home analyzed will be donated to the Cheshire Food Pantry. Not only will you receive some great suggestions on how to cut down on your Cheshire, CT energy bill, but you’ll also be helping feed some of your neighbors in need by making a donation to the food pantry. It’s a great cause that will only save you money in the long run, as the money you save on energy by following some of these suggestions will mean more money for you to spend on your other needs.

Cheshire Really is One of the Best Places To Live!

As a Cheshire real estate agent, I take a lot of pride in my town, so when I heard that Cheshire, CT was once again one of CNN Money’s Top 100 Best Places to Live, I was thrilled. It’s always a great feeling to know that people appreciate your hometown as much as you do, and as Cheshire’s community resource and real estate expert, it’s part of my job to tell people what makes living in Cheshire so great.

It’s not a surprise to me that Cheshire came in at #73 on the list this year. After all, with all of the great neighborhoods in town, the friendly atmosphere, and charming feel, the only thing that surprises me is that Cheshire, CT isn’t higher on the list! There are several reasons that I can think of that Cheshire really is one of the best places to live, and these are only a few:

1. It’s in close proximity to several big cities. With only a few hours between Cheshire to cities like New York and Boston, and only minutes between our town to Hartford and New Haven, Cheshire is in an ideal location. People who want to commute to work in one of these cities, or just be in close proximity to these fun, larger towns are in luck. Being so close to so many great places is just one of the many advantages to living in Cheshire, CT.

2. You get that small town, New England charm. One of the best parts about living in Cheshire is that you get a small-town feel that boasts the charm of your typical New England town. The people are friendly, you find lots of Mom and Pop-run businesses, and you feel like you’re in a supportive community. With so many suburbs being the same these days, Cheshire’s charm really stands on its own, and that only contributes to why it’s one of the best places to live!

3. The schools are great! When most people begin searching for their Cheshire home, they’re very concerned about the school districts in the area, and understandably so. Cheshire schools are fantastic, with test scores frequently above the state average. You wouldn’t have to worry about your kids getting a quality education in town, because when you live in Cheshire, they’ll definitely get one!

Have a Sweet Treat in Cheshire!

There’s no doubt about it: this summer has been a scorcher! As a Cheshire real estate agent, I take pride in letting the residents of Cheshire know how they can beat the heat. Whether it be by swimming in Mixville Pond or heading to Misquamicut Beach in Rhode Island for the day, I can let you know exactly how to stay cool during the scorching summer months in Cheshire, Connecticut.
